Commercial HVAC & Rooftop AC Repair in Waco, TX
Texian Cold repairs commercial HVAC systems for restaurants, commercial kitchens, convenience stores, and other businesses across Waco and Central Texas. Much of our HVAC work is on packaged rooftop units, often on the same roofs where we already service walk-in coolers and freezers, so one technician can diagnose a building’s cooling and its refrigeration on the same visit.
Kitchens are hard on rooftop equipment. Grease from exhaust coats condenser coils, cooking heat adds to the load, and summer afternoons above 100 degrees push every unit to its limit. When a rooftop unit locks out, freezes up, or trips on high pressure, the dining room heats up fast and the kitchen staff feel it first.

Commercial Rooftop AC & Heating Repair
Packaged rooftop units fail in a handful of predictable ways, and many of them look like a refrigerant problem at first. A good diagnosis checks airflow, controls, and electrical before anyone reaches for the gauges. A few recent rooftop repairs from our own service log:
- Low pressure lockout with a full charge. A Clifton restaurant’s kitchen unit kept locking out on low pressure. The refrigerant was fine; the variable frequency drive was not ramping the blower to full speed. Adjusting the belt and motor speed brought both stages back.
- High pressure trips from a loose panel. A Waco restaurant’s unit kept shutting down because a previous contractor left an access panel unsecured, letting air bypass the condenser.
- Condenser fins crushed by a pressure washer. An earlier cleaning folded a Waco restaurant’s condenser fins nearly flat, choking airflow. They were straightened by hand.
- A frozen unit from a failed fan motor. A Waco food store’s rooftop unit froze over until the failed fan motor was replaced.
- Cooling locked out by a heating fault. Two packaged units at a Hillsboro business had cooling blocked by ignition-failure alarms. Clearing the alarms and resetting the controls restored cooling.
When a unit is past the point of cost-effective repair, we handle commercial HVAC installation and replacement. A preventative maintenance plan catches most of these problems before they shut a unit down.

Commercial HVAC Repair FAQs
Why is my rooftop AC running but not cooling?
The most common causes are restricted airflow, a dirty or damaged condenser coil, a failed fan motor or capacitor, or a refrigerant leak. A unit that keeps tripping on high or low pressure is protecting its compressor, so resetting it over and over without finding the cause can turn a small repair into a compressor replacement. We check airflow, electrical, and controls before adding refrigerant.
Why does my rooftop unit freeze up?
A frozen coil usually means not enough air is moving across it. A failed blower or fan motor, a slipping belt, a clogged filter, or a blocked coil can all cause it, and so can a low refrigerant charge. Shutting the unit off to thaw is only a short-term fix; the cause has to be corrected or it will freeze again.
How often should commercial HVAC systems be serviced?
At least twice a year, before cooling season and before heating season. Restaurant rooftop units near kitchen exhaust often need condenser coil cleaning more often, because grease builds up quickly. A preventative maintenance plan keeps that schedule for you.
Do you offer emergency HVAC repair?
Yes. We provide same-day commercial HVAC service across the Heart of Texas, because a dining room or sales floor without cooling costs a business customers. Call 254-272-2714 for the fastest response.
Should I repair or replace my rooftop unit?
It depends on the unit’s age, the refrigerant it uses, and the cost of the repair compared with the life left in the equipment. Older units running R-22 are increasingly expensive to keep charged. We will tell you plainly when a repair makes sense and when replacement is the better investment.
Can HVAC problems increase energy costs?
Yes. Dirty or crushed condenser coils raise head pressure and amp draw, missing line insulation makes the system remove the same heat twice, and units that short cycle waste energy on every start. Fixing those problems lowers utility bills and extends equipment life. Our energy management options can help further.
