Some commercial refrigeration repairs are a single visit. Others come down to having the right part — not just a part that’s close enough. A recent walk-in cooler repair at a Waco restaurant was the second kind: a failed condenser fan motor on an aging R22 system that couldn’t simply be swapped with whatever generic motor happened to be on the truck.
The Problem: A Failed Condenser Fan Motor
The walk-in cooler — the restaurant’s primary cold storage for product — had a condenser fan motor that had given out. On a commercial walk-in cooler, the condenser fan pulls air across the coil to reject heat. When that motor fails, the system loses its ability to shed heat, head pressure climbs, and the box drifts up out of safe holding temperature. For a kitchen storing perishable product, that clock starts ticking fast.
Why a Generic Motor Wouldn’t Do
On the first trip, Clay arrived ready to install a replacement — but the generic motor on hand wouldn’t mount to the existing condenser grate. Bolt pattern, shaft, and mounting geometry all have to match, and forcing a near-fit motor into place is exactly how you end up with vibration, premature bearing wear, and a second failure a few months later.
- The generic motor couldn’t seat to the grate as required.
- Rather than improvise, Clay removed the grate and sourced the correct special-order motor.
- The repair was scheduled for completion the moment the right motor arrived.
That’s a deliberate call. The faster fix would have been to make something generic work. The right fix was to wait for the correct part and do it once.
Completing the Repair
When the special-order motor came in, Clay returned, installed it, and confirmed the condenser was operating properly. The defrost cycle was verified on its schedule so the coil clears throughout the day and the box holds steady temperature without icing over.

The R22 Conversation Most Operators Need to Have
While completing the repair, Clay found the system running low on R22 — the charge was bleeding off through leaking service valve packings. He tightened the packings to stop the loss and bring the charge back where it belonged.
But the bigger issue is the refrigerant itself. R22 hasn’t been produced or imported in the United States since 2020, and the remaining reclaimed supply gets more expensive every year. On an older system, every leak and recharge on R22 costs more than it used to — and that trend only moves in one direction. For operators running legacy equipment, it’s worth pricing a retrofit to a modern, less expensive drop-in refrigerant before the next leak forces the decision under pressure. Our refrigeration sales and service team can walk through whether a retrofit or a full system upgrade makes more sense for your equipment and budget.
