Clogged Rooftop Unit Filters and Ceiling Water Drips in Hillsboro

When water starts dripping from the ceiling of a busy commercial building, most operators assume the worst — a roof leak or a burst line. But at a Hillsboro commercial facility last week, the source was hiding on the roof in plain sight: rooftop HVAC units choked down by dirty, plugged air filters.
It is one of the most common — and most misdiagnosed — calls we run across the Heart of Texas. Here is what was happening, what Texian Cold lead technician Clay found, and why a stack of inexpensive filters can quietly turn into a water-damage problem.
Why a Dirty Filter Shows Up as a Ceiling Drip
A rooftop unit is built to move a specific volume of air — the cubic feet per minute (CFM) it needs to keep conditioned air circulating across the ceiling. When the filters clog, that airflow collapses. The blower simply cannot push enough air to keep the cold supply moving.
The result is warm, humid air sitting stagnant against the ceiling near the supply diffusers and grilles. Where that warm air meets cooler metal and surrounding surfaces, moisture condenses — and shows up as droplets forming on or near the diffusers. To anyone standing below, it looks exactly like a leak. The real cause is airflow.
What Clay Found on the Roof
On arrival, building management reported water dripping from the ceiling. Clay accessed the roof and found most of the rooftop units running on dirty, plugged air filters. A few units were out of service, but the in-service equipment was working hard against badly restricted airflow.
- Acquired and replaced the air filters on the three in-service rooftop units
- Adjusted the belt tension on one rooftop unit that needed it
- Inspected condensate handling across the system and flagged a recurring problem (more on that below)
With clean filters back in place, airflow was restored and the conditions driving the ceiling moisture were resolved the same day.

The Hidden Issue: Drain Lines and P-Traps
Clean filters fixed the immediate complaint, but Clay flagged a second problem worth watching. Across most of the units, the condensate drain lines were pulling loose and the P-traps were no longer holding back as designed. A properly charged P-trap blocks warm, unconditioned air from being pulled into the unit through the drain. When those traps fail, warm air enters the cabinet — adding to the very condensation and efficiency problems clean filters are meant to prevent.
That is the kind of issue that does not announce itself with a dramatic failure. It quietly drags down performance and invites moisture problems until someone goes up on the roof and looks.
Why Quarterly Filter Service Pays Off
This call is a textbook argument for scheduled commercial HVAC service. A clogged filter does not just cause ceiling drips — it forces the blower and compressor to work harder, drives up energy costs, and shortens equipment life. For a building running a bank of rooftop units, a simple quarterly filter changeout is one of the cheapest pieces of energy management available.
Texian Cold set this facility up on a quarterly filter changeout and scheduled a return visit to fully assess the complete condition of the AC systems on a separate ticket. For operators who want to catch airflow and temperature problems before they reach the ceiling, Swift Sensors monitoring can flag a struggling unit early.
