Walk-In Cooler Down in Waco: Voltage Fix and RTU Fan Motor Replacement

A Waco commercial facility called yesterday with the message no operator wants to send: the walk-in cooler is down. What started as a single-system service call turned into a three-finding visit — the kind of layered diagnosis that’s common when commercial refrigeration and rooftop HVAC equipment share a building and an electrical feed.
Here’s how Clay’s service call broke down, and why this kind of multi-system visit is worth its weight heading into Central Texas summer.
The Initial Call — Walk-In Cooler Not Holding Temperature
On arrival, Clay inspected both the walk-in cooler and walk-in freezer (WIC and WIF). The cooler wasn’t holding temperature, and the freezer was running but cycling oddly. Neither was a refrigerant or compressor failure.
The culprit: fluctuating power supply voltage, which was causing the evaporator fans to drop out and restart at random intervals. When evaporator fans stop, airflow across the coil collapses, the coil ices, and the box loses its ability to pull heat out fast enough to hold temperature.
Once the voltage supply was stabilized, both the WIC and WIF returned to normal operation. This is one of the more common — and underdiagnosed — failure modes on commercial walk-in coolers and walk-in freezers. Operators often replace fan motors, swap relays, or chase phantom refrigerant leaks when the actual problem is upstream of the equipment.
A Red Flag in the Walk-In Freezer Oil
While confirming the WIF was operating properly, Clay noticed something that didn’t belong: an inordinate amount of green leak-finder dye visible in the compressor oil. There was no active leak detected at the time of the visit, but dye in the oil means refrigerant has been escaping at some point — either currently in small amounts, or historically.
The recommendation: an oil change to clear the existing dye and re-establish a clean baseline. With clean oil, any future leak will show up clearly the next time a tech is on site, instead of being masked by old indicator dye that’s been circulating for months. It’s the kind of small line item that pays for itself the next time a unit has a real leak event — you find it fast instead of chasing it.

The Bonus Find — Smoke From RTU4
Before wrapping up, Clay noticed smoke coming from one of the rooftop HVAC units (RTU4) on the same building. That’s a problem you do not walk away from.
The diagnosis on the roof:
- Condenser fan motor seized — the motor was binding hard enough to overheat, which is where the smoke was coming from.
- Run capacitor needed replacement alongside the motor. Standard practice — a failed motor often kills the cap, and a marginal cap will burn out the new motor.
- Contactor showing burnt, pitted contacts — not yet failed, but well down the path. Recommended replacement before summer heat puts the unit under full load.
With operator authorization, Clay replaced the condenser fan motor and run capacitor on site. The contactor was flagged for follow-up. A pitted contactor under summer load is a future no-cool call waiting to happen — usually on the worst possible day of the year for it.

This visit isn’t unusual.
